Buying a home is such an exciting time! It is truly the biggest purchase of your life. I have a simple rule with my buyers: I always treat them they way I would want my family members treated, with kindness and professionalism. I will help guide you through the tough decisions, point out things along the way you may be forgetting about and work hard to make sure you get the best deal possible. I will be with you throughout the entire process and will be cheering for you at the end.

Pre-Approval
The first step that you want to take in your home buying process is to get pre-approved with a good, reputable lender. This is a good idea for several reasons. First, you will want to know exactly what you can qualify for. This will save you, me and sellers a lot of time and energy. The last thing I want for you is to find a home that you fall in love with only to find out that you can’t afford it. That is heartbreaking! Nobody wants to go through that. On the other hand I have had people to be looking a much lower than what they can afford only to be delighted that they could afford more.
Another very good reason to get pre-approved for a loan is so that when you do find the home that you want to purchase you are ready! These days sellers will not accept offers without a pre-approval letter from a reputable lender. If you find a home and there are several interested parties, you don’t want to me scrambling trying to get pre-approved and loose the home to someone who was ready.
If you don’t already have a great lender, I can recommend one. I work with some very reputable and reliable lenders in the area and can get you pre-approved fast.
Homes For Sale
After we have you pre-approved for a loan, it’s time to start shopping for that perfect home! While many buyers start a search on their own ahead of time, I can customize a search tailored to your specific needs and desires. By doing this we can eliminate a lot of wasted time looking at homes that don’t meet your criteria. I can even set you up on an “alert” letting you know of any new homes that come up on the market the minute they hit the market so you don’t miss out on anything!
Negotiations
I love helping buyers to find the perfect property. But I love even more the ways in which I can help them to buy it at the very best price with the very best terms. Sometimes negotiations aren’t all price. A great contract can involve other seller concessions that create the right deal for my buyer clients, for example:
- Closing Costs
- Escrows
- Timing
- Home Warranty
- Repairs
You can count on me to be there with you every step of the way. With all the offers and counter offers to the closing table. There are many points of negotiating and you’ll want me in your corner fighting to make your experience as wonderful as it can be.
Inspections 
I ALWAYS, ALWAYS, ALWAYS recommend an inspection of any home that you are going to purchase. Being in Florida, we are in a Caveat Emptor state (meaning buyer beware). Once you purchase your home, it’s yours. That’s why it is crucial to always have your home inspected. If you are buying a resale home, you don’t have a landlord or someone else coming to take care of any issues for you. Make sure everything is in good condition before you buy. I have several inspectors that I can recommend to you that do a great job and will let you have peace of mind in making your purchase.

First-Time Buyers
I LOVE working with first-time buyers! There is rarely a greater joy than when you buy your first home. Of course, there is also rarely a more scary moment in your life than buying your first home! Good thing you’ll have me there in your corner!

Many seniors these days are looking to downsize or move into a ranch style home with no stairs. I specialize in working with seniors. I have helped many seniors in our community to sell their existing homes. Some moved closer to family, some stayed local and were looking for smaller homes with no stairs. Either way – I’m your gal!
